Yes—you can ask. The advertised price does not have to be the end of the conversation. Depending on the builder, available inventory, and market conditions, opportunities may include price, lot premiums, upgrades, closing-cost credits, financing incentives, or timing. A strong agent evaluates the full package and makes a strategic case. Not every term is negotiable, and a builder can decline a request.
A builder may be selling many homes in the same community. A price reduction on one home can affect how other homes are positioned and compared, so the builder may prefer a different kind of concession. The approach should consider the specific home, remaining inventory, construction stage, deadlines, and the total cost of the offer—not simply start with a low number.
Compensation is negotiable and is explained in your written buyer agreement. A builder may offer to pay some or all of it, and your agent can request builder-paid compensation as part of the negotiation. This is not automatic: confirm the builder’s offer, your agreement, and any amount you would owe before committing. We explain the arrangement upfront so you can make an informed choice.
You can choose to buy without your own agent. Representation gives you an advocate to compare the offer, negotiate terms, coordinate independent inspections, and follow up on issues through closing. When the builder offers buyer-agent compensation, ask how it applies to your purchase. Skipping an agent does not guarantee an equivalent price reduction, and representation should not be assumed to be free.
No. Value can also come from credits, upgrades, repair commitments, inspection access, financing options, deadlines, or a more workable closing schedule. Effective negotiation combines preparation and communication with an understanding of what matters to both sides. We compare the overall deal, including the conditions attached to incentives.
New does not mean there is nothing to check. Discuss independent inspection options and the builder’s access rules early. Depending on the build and contract, inspections may be considered during construction and before closing. We help coordinate findings, repair requests, walkthroughs, and punch-list follow-up, and help you track the builder’s written warranty process and deadlines.
Yes, if you want representation, contact us before your first visit or online registration. Builders may have specific requirements for registering your agent. Checking those requirements early can help avoid confusion about representation and compensation later.
Builder policies, incentives, and terms vary by community and contract. Broker compensation is not set by law and is fully negotiable. Read more in the NAR consumer guide to written buyer agreements.
